Built in 1993, this beloved home was ready for a transformation. The existing kitchen, breakfast nook, and living room were divided by half-height walls, step-down partitions, and narrow doorways. The homeowner envisioned a chef’s kitchen, a dining room to showcase cherished family heirlooms, and a cozy corner banco for family dinners.
First, structural concerns needed to be addressed. During the design phase, structural engineers discovered that the large beam dividing the kitchen and breakfast nook had sagged over an inch in the center. The design, installation, and renovation team at DMC partnered with Carrillo’s Construction to replace the beam, making it flush with the kitchen ceiling and further opening the space. Additionally, DMC concealed a plumbing chase within the dividing wall, allowing the designers to integrate a glass cabinet and a wine storage tower into the spacious kitchen island.
As the kitchen renovation progressed, the homeowners realized that their outdated living room also needed upgrades. They opted for modernized finishes and additional storage solutions to better suit their lifestyle. DMC introduced new Saltillo tile throughout the remodeled areas, including the living room, with expert installation by Rivera Tile Works. McAdams and Sons masterfully fabricated and installed new hardwood flooring, replacing old, creaky, and peeling stair planks. The team also repositioned the front door, which had previously created a pinch point with the stairs, allowing space for a small yet functional foyer. A custom stair rail cap, fabricated by DMC, now frames the home’s entrance with intentional, refined details.
To ensure aesthetic harmony, the wood latillas in the breakfast nook and the vigas in the living room were stained to match. DMC also oversaw the fabrication of new baseboards and windowsills, as well as the refinishing of textured walls to a smooth Level 5 finish. The client selected a neutral paint palette and thoughtfully chosen light fixtures to maximize reflected sunlight during the day and create a warm, inviting glow at night.
DMC’s collaboration with its trusted Santa Fe–area subcontractors, fabricators, and vendors brought this transformation to life, achieving the homeowner’s vision for a forever home.
